Ongoing engagement and analysis at Whitehaven

At one of its newest developments, Tuath is taking a hands-on approach to ensure that residents get the most from their PassivHaus homes.

Tuath Housing was proud to officially open Whitehaven in Santry in November 2025. The scheme, provided in partnership with Fingal County Council and Cairn, includes 255 Cost Rental and social homes and is one of Ireland’s first and largest PassivHaus schemes.

With residents now in situ, Tuath is undertaking a post-occupancy project at Whitehaven to capture tenants’ lived experience and to gain insights into the performance of the homes. The benefits of PassivHaus include increased comfort through consistent indoor temperatures, noise insulation and reduced energy costs.

Tuath has held a series of engagement clinics on site to gather feedback directly from residents and to educate them on the homes’ systems. In a survey, the majority of residents reported high comfort levels, rarely noticing draughts in their homes, and that the homes retained heat very well.

Tuath is also conducting a pioneering data analysis project at Whitehaven, working with PassivHaus consultants Mosart to assess how the homes perform against design intent. Environmental sensors are measuring internal comfort, ventilation effectiveness and energy use across the development.

“This is one of the largest projects of its kind worldwide, and the real‑time data together with the resident engagement clinics offers unprecedented insights into long‑term performance and resident experience,” said Tuath Sustainability Manager Jennifer Whitty.
