Results published for Quarter 4 Tenant Satisfaction Survey

The results of a survey carried out during quarter 4 of 2025 have just been published, detailing residents’ experiences of how Tuath delivers key services and maintains its homes.

The survey reveals that nine out of ten residents are satisfied with the overall quality of their home (90%) and that almost nine out of ten residents (87%) are satisfied with the overall service provided by Tuath Housing.

Carrying out this survey is just part of the work Tuath Housing does to involve residents in developing services. As well as publishing the results of the survey, Tuath Housing plans to put the findings to good use by working with residents to further improve the services provided to them.

Hampton Wood Social Impact Report launched 

Tuath is delighted to share the Hampton Wood Community Engagement and Social Impact Report, which highlights the positive outcomes achieved through our community engagement work at this development in Finglas.

This report details Tuath’s structured, demand-led and data-driven approach for identifying, responding to, and addressing community needs within Hampton Wood. Through our community engagement framework, Tuath supports residents with targeted initiatives that promote wellbeing, safety, cohesion and opportunity. This framework is being applied across Ireland.

 

Key initiatives at Hampton Wood include: 

  • Regular clinics to address rent arrears, antisocial behaviour and estate concerns.
  • Physical improvements: Repairs and upgrades to communal areas, including carpets and door/window fixes.
  • Partnerships Collaboration with Gardaí, Fingal County Council and local services to address antisocial behaviour.
  • Resident voices: Surveys and workshops that shaped future priorities.
  • Creative placemaking: A large-scale, community art project with four resident-designed murals.
  • Multiple family and youth engagement events.
  • Wellbeing programmes, such as Safefood and Dublin North Partnership nutrition workshops.
  • Youth empowerment: Hair Together, a €20,000 HFA-funded programme combining hairstyling with confidence and wellbeing.

With these initiatives, Tuath had a significant social impact. 

  • Community cohesion: Events and murals brought neighbours together, strengthened relationships, and built a stronger local identity.
  • Crime prevention and safety: Creative projects reduced graffiti and transformed anti-social spaces, with residents reporting greater feelings of safety.
  • Mental wellbeing: Families and children benefitted from creative, education and social activities that reduced isolation and built resilience.
  • Youth empowerment: Programmes like Hair Together provided confidence, skills and pathways to further learning.
  • Family support: Safefood-funded cooking classes promoted healthier lifestyles and improved mealtime routines.

Recognising Ireland’s diverse communities,  Tuath’s Social Inclusion & Diversity fund is community fund  supporting cultural events, training, and programmes that promote integration, understanding, and inclusivity among residents.

Who Can Apply & What We Fund

We welcome proposals from specialist organisations or service providers with recognised expertise in social inclusion and diversity. Applicants must have a proven track record in delivering equality, diversity, or inclusion initiatives and must clearly demonstrate active involvement of Tuath Housing residents in their projects.

Eligible projects may include:

  • Training programmes, skills development, capacity building, or educational workshops
  • Cultural programmes, awareness events, or collaborative projects that promote equality and understanding
  • Research initiatives, national or community-based projects that strengthen inclusion
  • Youth engagement and activities that empower underrepresented or marginalised groups
  • Other innovative ideas that celebrate diversity and foster community participation

Projects should:

  • Foster inclusion, celebrate diversity, and promote participation by Tuath residents
  • Empower underrepresented groups and support equitable access to opportunities
  • Deliver clear outcomes, measurable social impact, and value for money

Celebrating Positive Aging Week 2025: building stronger communities through Connection at Tuath

As an Age Friendly accredited organisation, Tuath is proud to have celebrated Positive Aging Week (26 September – 3 October). At Tuath, we are committed to developing stronger, more inclusive communities where people of all ages can thrive, aligning with this year’s Positive Aging Week theme of ‘Connection.’

Age-friendly housing

Providing age-friendly housing is an important aspect of Tuath’s delivery programme, addressing the housing needs of older persons by providing them with a safe, supportive environment that promotes independence and wellbeing. Tuath manages a number of developments for older persons across Ireland, including Kilhedge Lane in Lusk, Co. Dublin and Springville House in Cork city. Notably, in partnership with Kildare County Council and Age Friendly Ireland, Tuath provides tenancy services for a number of homes at Castlefens in Sallins, Co. Kildare, which was recently recognised as Ireland’s first age-friendly housing estate.

Community assessments

By listening to older persons who live in Tuath homes, Tuath continues to improve the services that we provide to residents while helping to build stronger, more sustainable communities. To date, following an Age Friendly survey, Tuath has completed a number of comprehensive community impact assessments and walkability studies. These efforts have led to practical improvements to age-friendly developments such as the installation of outdoor furniture alongside making shared spaces more welcoming and accessible for all residents.

Tuath has also established an age-friendly panel, ensuring that the voices of older residents are heard and valued in shaping our services. By improving these services through direct influence by residents’ lived experiences, Tuath works with residents to strengthen their sense of pride and ownership in their communities. Tuath will continue to work with residents to ensure that actions taken have measurable impacts on social inclusion, safety and quality of life.

Resident empowerment

Tuath also provides opportunities for older persons to make a difference in their communities through the Tuath Community Fund, offering support to resident-led initiatives in age-friendly and other communities. The funding empowers residents and local groups to take an active role in shaping their communities; not only improving quality of life but also strengthening community ties, creating spaces where residents feel valued, heard and supported. The initiatives supported by the Tuath Community Fund ensure that Tuath communities remain inclusive, vibrant and supportive places to live and contribute to lasting social and economic benefits

Community supports

Throughout the year, Tuath hosts a variety of events such as coffee mornings and community-oriented design workshops. These gatherings are more than just social occasions; they are vital opportunities for support, connection, and the prevention of isolation among older adults.

This Positive Aging Week is no different, with Tuath hosting several planned events for older persons across Ireland, details of which can be found on our social media.

At Tuath, we know that connection is the foundation of strong communities. By bringing people together, supporting one another, and celebrating the contributions of older adults, we are building a future where everyone can age positively.

49 new apartments officially opened on once-derelict site in Drogheda town centre

Tuath Housing and Louth County Council partner to transform former derelict site into landmark town centre housing.

A new landmark 11-storey development on Mill Lane in the heart of Drogheda has just been officially opened, providing 49 new social homes. Delivered in partnership with Louth County Council, the scheme was formally opened by Cathaoirleach of Louth County Council, Cllr Seán Kelly.

The building, which replaces a long-derelict former B&B, breathes new life into a prominent town centre location. Designed by Van Dijk Architects and developed by Urban Life Developments Limited, Friary Place provides a mix of 27 one-bedroom and 22 two-bedroom apartments. The project was funded through a combination of the Department of Housing, Local Government and Heritage’s Capital Advance Leasing Facility (CALF) and private finance via the Housing Finance Agency (HFA).

The new homes have been designed with comfort, accessibility and community in mind. Residents benefit from secure underground parking, storage for 100 bicycles, a rooftop garden, and a bright communal space. A dedicated manager’s office and post room on the ground floor will support day-to-day needs, ensuring a well-run and welcoming environment.

Today’s opening coincides with the recent key delivery milestone for Tuath Housing with 16,000 homes now under management across Ireland, providing safe, secure housing for more than 40,000 people.

Connecting to Drogheda’s heart

The development strengthens Drogheda’s urban fabric by creating a new pedestrian and cycle route under the Bridge of Peace. This pathway connects Friary Place residents directly to the town centre and its full range of amenities, including shops, schools, churches, restaurants, and recreational facilities.

Among the residents at Friary Place is Dwayne Wood, who had been homeless prior to moving in. Speaking as the development was officially opened he said “Moving into my new home here means a lot to me. I’ve spent years without a steady place to live, and now I finally have somewhere I can settle and focus on my future. I’m currently studying at Dundalk IT, and this stability makes it possible for me to stay on track with my education and achieve my goals. It feels like a fresh start.”

Speaking at the official opening Cathaoirleach of Louth County Council, Cllr Seán Kelly said:

“This development is a fantastic example of what can be achieved when we make innovative use of vacant sites. Friary Place not only delivers 49 new homes but also reconnects the community with the town centre through new pathways and shared spaces. I’d like to congratulate Louth County Council, Tuath Housing and all partners involved.”

This development reflects our commitment to sustainability, inclusivity, and long-term community resilience. It demonstrates what can be achieved when local authorities and housing bodies work together with a shared vision.”

Strong provision of homes for Louth

This scheme brings the number of homes managed by Tuath Housing in County Louth to 714, with a further 124 homes currently in the pipeline. Upcoming projects include 66 homes at Mount Avenue in Dundalk and a further 58 Cost Rental homes at Ferrard Court in Drogheda, where Tuath previously provided 34 homes that marked the first-ever delivery of Cost Rental housing in County Louth

Friary Place was developed by Urban Life Developments Ltd and delivered in partnership with Louth County Council at a cost of €17.6m funded by our finance partners, the Department of Housing, Local Government and Heritage and the Housing Finance Agency (HFA).

A new chapter for families in Ennis: 48 new homes officially opened

Tuath Housing and Clare County Council partner to provide new social housing at Loughvella

Tuath Housing has marked an important milestone in County Clare with the official opening of 48 new homes, delivered in partnership with Clare County Council.

The scheme was officially opened by the Cathaoirleach of Clare County Council, Cllr Paul Murphy. Speaking on behalf of Tuath Housing at the event was Angela Murphy, Deputy Chair of Tuath’s Voluntary Board of Directors. .

Meeting urgent local demand 
The housing at Loughvella will help ease this pressure by providing a permanent home for families who have been waiting years for stability.

The development which was delivered in three phases includes 2 two-bedroom bungalows, 42 three-bedroom semi-detached houses, and 4 four-bedroom semi-detached houses.

Cathaoirleach of Clare County Council Cllr Paul Murphy said:
“These homes are a vital addition to Clare’s housing stock. They provide families with the security of a permanent home and demonstrate what can be achieved when organisations like Tuath and Clare County Council work together.”

A significant milestone 
The provision of these homes at Loughvella brings the number of homes managed by Tuath in Clare to 103. Across Ireland, Tuath now manages more than 16,000 homes, supporting over 40,000 people.

This project was delivered with the support of the Department of Housing, Local Government and Heritage, the Housing Finance Agency (HFA), and Clare County Council, using CALF funding. The homes were built by OCC Construction.

Digital Support Fund

Tuath Housing is proud to introduce the Digital Support Fund—a powerful new initiative that empowers residents through access to funding to digital communication.

If you are a Tuath Housing resident or part of a Residents Group/Committee within a Tuath housing scheme, you may be eligible to apply for funding under the Tuath Housing Digital Support Fund.

The Digital Support Fund seeks to:

  1. Support digital inclusion for Tuath Housing residents.
  2. Provide financial assistance to support educational/personal/professional skills development of individual applicants and in the case of residents’ groups, to enhance community development.
  3. Build digital confidence and skills across all generations.
 What can the Digital Support Fund be used for?

The Digital Support Fund is a financial support programme awarded to successful applicants who demonstrate a clear need for digital engagement.

The Digital Support Fund can help you access a laptop or tablet.

Importantly, funding is paid directly to suppliers, ensuring transparency and ease.

Who can apply?
  • Any Tuath Housing resident
  • Recognised resident or community groups

Please note that applicants must have a plan to support digital learning or educational, personal or professional skills development, or, for community groups, to strengthen community connections.

Tuath opens applications for 2025 Climate Action Fund

The Tuath Climate Action Fund is now open for applications!

We are delighted to announce that applications for the Tuath Climate Action Fund are now open! This fund has been launched as part of the Tuath Foundation to support community-led projects focused on climate action and sustainability.

With over 15,000 homes and more than 37,000 residents, Tuath is uniquely placed to support residents in their sustainability journey. Last year, in collaboration with the Housing Alliance and the Housing Agency, Tuath surveyed residents on their thoughts about climate and sustainability. We had a phenomenal response rate showing how important the topic is to residents.  The survey found that 85% of respondents are concerned about climate change. Further, many residents outlined ways they wished to engage further on a wide range of sustainability topics. This survey provided us with valuable insight and has guided our approach to engaging with residents on environmental topics. The Climate Action Resident Fund is one of the many ways we aim to create lasting positive change for residents and their communities.

Residents and community groups can apply for grants ranging from €500 to €5,000 for initiatives like community gardens, climate workshops, bike racks, composting, biodiversity projects, rainwater harvesting, and green skills training.

This fund aims to raise awareness, encourage sustainable behaviours and empower residents to make a positive environmental impact in their local areas.

Keys to a new future: Tuath Housing opens doors to Galway’s first Cost Rental homes

73 new homes delivered ahead of schedule at Claí Mór. 

Over 1,300 applications for 28 Cost Rental homes. 

 Long-term security of tenure and affordability offer opportunity and hope for Galway families.  

In a landmark moment for housing in Galway, Minister for Housing, Local Government and Heritage, James Browne TD, today welcomed families into their new homes at phase one of Claí Mór, a new mixed-tenure housing development that includes Galway City’s first Cost Rental homes.

The keys were officially handed over to new tenants of Tuath Housing for newly completed homes. The homes provide affordable, high quality and secure rental accommodation to households who may otherwise struggle in the private market, as well as homes to people on Galway City Council’s housing list.

 

A major milestone for affordable housing in Galway

Phase One of the Claí Mór development on the Old Monivea Road provides 73 new homes, a mix of one-, two- and three-bedroom properties, with a further 29 set for completion in August 2025, bringing the total to 102 homes. The Tuath Housing scheme is being delivered in partnership with Galway City Council, the Housing Finance Agency (HFA), the Housing Agency, and the Department of Housing, Local Government and Heritage. This phase was delivered ahead of schedule by developer Lizamber, with the benefit of Modern Methods of Construction, utilising a prefabricated steel modular system designed and manufactured off-site by local company GreenFrame. The delivery of this project is a significant milestone for Tuath, marking the delivery of Tuath Housing’s 1,000th Cost Rental home. There were over 1,300 applications for 28 Cost Rental homes in this development.

Opening today’s event, Minister James Browne TD said:

“Today marks a key milestone for Galway and a milestone in the delivery of Cost Rental housing. This model is helping to address the very real affordability and security challenges facing renters by offering high-quality homes with secure, long-term tenancies at below-market rents. I commend Tuath Housing, Galway City Council and all of our delivery partners for their dedication to making this happen.

“Unlocking supply is essential when it comes to my absolute focus in tackling Ireland’s housing crisis. I am ambitious, determined and I will be unrelenting in getting more great developments like this moving, more shovels in the ground. I want more homes built for kids to grow up, people to grow old, and for everyone to build safe, secure community.”

 

Security, affordability, and access 

The Cost Rental model is designed for households on moderate incomes – those earning too much to qualify for social housing, but unable to afford rising private rents. Rents are based solely on covering the cost of construction, management, and maintenance – not profit.

Marian Jennings, Board Director at Tuath Housing, said:

“These keys represent more than a roof over your head – they open the door to accessibility, long-term security, dignity, and hope for the future. These are homes for life, delivered affordably and sustainably. These keys mean so much – they unlock peace of mind that comes with long-term, secure, affordable housing and enhance life, learning and employment opportunities. The keys unlock not just shelter but hope and opportunity. We are proud to deliver Connaught’s first Cost Rental homes and to have now delivered our 1,000th Cost Rental home nationally.”

Elizabeth Fanning, Acting Director of Services, Housing, Economic Development and Culture at Galway City Council, said:

“This is a very positive step that will provide a further supply of social and Cost Rental homes in Galway City. These 102 homes will help to meet the housing needs of the local community. Galway City Council is pleased to have partnered with Tuath Housing, State Agency partners and OCC Construction on the delivery of these new homes.”

Upon completion later this year, this mixed-tenure community will include:

28 Cost Rental homes at rents at least 25% below local market rates
33 CAS homes (Capital Assistance Scheme) for people with specific needs
41 CALF-funded homes (Capital Advance Leasing Facility)
Tuath Housing, one of Ireland’s leading Approved Housing Bodies (AHBs), now manages over 15,500 homes nationally, housing more than 37,000 people. In Galway City, Tuath currently manages over 320 homes, with 96 further homes in the pipeline, overseen by a dedicated local team of 18 staff, working from Tuath’s offices in Kirwan Lane.

 

 

 

About Cost Rental 

Cost Rental is a not-for-profit housing tenure, where the rent a tenant pays covers the cost of the construction, management and maintenance of the home only, it is delivered and managed on a not-for-profit basis. This new form of tenure has been hugely successful to date, with demand massively surpassing supply.  To qualify, a household’s net income must be below €66,000 per annum for Dublin or less than €59,000 elsewhere in the country.

In 2022, Tuath in partnership with Respond Housing delivered Ireland’s first purpose-built Cost Rental homes at Woodside in Stepaside, Co Dublin. Tuath has continued to grow its Cost Rental delivery year on year, with 2,500 cost rental homes in its current construction programme.
