Springville House is an innovative office-to-residential conversion project. The site was originally home to a derelict office block, which was constructed in the 1970s and had been vacant for a number of years before Cork City Council identified it for redevelopment via a Competitive Dialogue process. The site was purchased by Tuath who subsequently entered into contract with MMD to construct it. The project had a number of challenges, the most crucial was ensuring that the project felt like it was always a residential apartment block, rather than a retrofit. In order to achieve this, it was important that the building meet the current space and design standards as well as keeping with the Local Area Plan, this required a lot of internal structural reconfiguration to work around the existing structure. The result is an age friendly ‘Rightsize’ scheme of A rated homes consisting of 31 apartments and four bungalows that are specifically designed to cater to the needs of its residents. This retrofit project not only addresses housing challenges but also contributes significantly to the decarbonisation of Ireland’s built environment.
