Ramstown Grove brings 74 well-built A-rated homes to Wexford. Arcona Developments Ltd., the developer and builder on site, has a strong ongoing relationship with Tuath which ensures the longevity and quality of these homes. Wexford County Council were incredibly supportive of the acquisition of these homes as they provide the opportunity to improve the area’s social housing stock. The site offers different types of tenures as the unit mix is as follows: 4 one-bed apartments, 18 two-bed apartments, 15 two bed houses, 17 three-bed houses, 4 one-bed duplexes, 6 two-bed duplexes and 10 three-bed duplexes.
The scheme is strategically placed within walking distance of Gorey Town Centre and nearby shops including a large Tesco Extra store and Gorey Shopping Centre, which has Hickey’s Pharmacy, Card Factory and Elverys as retailers and Dunnes Stores as the centre’s anchor. The site also has several transport options, with bus links and easy access to the M11 motorway.
This scheme used modern construction methods to deliver homes more efficiently. In this project there was the use of Insulated Concrete Form or ICF construction. This Constuction system is installed very easily, the ICF forms come prefabricated and can be assembled like LEGO®. The ICF brick is made of two layers of EPS insulting foam and plastic reinforcement in between the two layers of EPS. These are assembled on site and the cavity in between the EPS foam is filled with pour concrete. ICF significantly reduces the time spent on-site, this reduces the overall projects emissions. Additionally, the construction detail of an ICF building offers superior insulation to a traditional building, as there are two layers of insulation. This reduced heating demand throughout the life of the building reduces the user’s carbon footprint. gThe final product offers increased level of thermal mass and insulation.
